Residents Mortgage

Home finance for people who live in the UAE — UAE nationals and expat residents, salaried or self-employed. It’s the most common way to buy a home in Dubai, and it’s the heart of what we do.

What It Is

Financing a Home You Actually Live In

A residents mortgage is home finance from a UAE bank for people who live and earn here. Whether you hold an Emirates ID as a long-term expat or you’re a UAE national, it lets you buy a home to live in — or a property to let — without paying the full price in cash up front. You put down a deposit, the bank finances the rest, and you repay it in monthly instalments over an agreed term.

Most residents borrow against a ready property in one of Dubai’s freehold communities, though finance is available across the Emirates. Repayment terms commonly run up to around 25 years, subject to your age at the end of the term. Rates are usually fixed for an introductory period and then move to a variable rate, often benchmarked to EIBOR (the Emirates Interbank Offered Rate) — your advisor will walk you through how each option behaves over time.

Every bank sets its own criteria under the UAE Central Bank’s mortgage regulations, so the deposit, term, and documents that suit you best can vary from one lender to the next. That’s exactly where we come in: we compare the market, translate the fine print, and help you line up a mortgage that fits your income and your plans.

Terms Up to ~25 Years

Spread repayments over a term that fits your budget — commonly up to around 25 years, subject to your age at the end of the term.
