Buying in the UAE While You Live Abroad

A non-resident mortgage is finance from a UAE bank for buyers who live outside the country and want to own property here — usually as an investment, a future home, or a holiday base. You don’t need a UAE residence visa to buy in the Emirates’ freehold areas, and a selected group of banks will lend to overseas purchasers against the property itself, in AED.

Because the bank is lending to someone based abroad, the terms are more conservative than a resident mortgage. Expect a larger deposit — often somewhere around 40% to 50% of the value, depending on the bank and the property — and a documentation pack assembled from your home country. Not every UAE lender offers this, and criteria differ from one to the next, so knowing where to apply makes a real difference.

Dubai’s appeal to international buyers is easy to understand: designated freehold zones open to foreign ownership, a registration framework overseen by the Dubai Land Department and RERA, no annual property tax, and steady tenant demand in many communities.
